A.G. buying former South Main St. law firm offices on East Side

PROVIDENCE – The R.I. Office of the Attorney General has agreed to buy an office building at 180 South Main St. for $3.4 million, state officials said Monday.

The new building will be paid for with proceeds of the $60 million the attorney general received in a settlement with Google in 2012.

The 25,000-square-foot building, formerly occupied by law firm Partridge Snow & Hahn LLP, is next door to the attorney general’s current offices at 150 South Main St. and will supplement the space there, said Amy Kempe, spokeswoman for Attorney General Peter Kilmartin.

“It has been long recognized that the Office of Attorney General has outgrown the space it currently occupies at 150 South Main Street in Providence,” Kempe said. “Due to its age, in recent years the building has experienced repair and maintenance issues.”

The attorney general’s office currently has about 230 full-time-equivalent employees, including those working for the Bureau of Criminal Identification, working at 150 South Main St, Kempe said.

The state used proceeds from a legal settlement with Google to analyze the attorney general’s space needs, appraise and inspect 180 South Main St.

Partidge Snow & Hahn left 180 South Main St. for 30,000 square feet in the Textron Building on Westminster Street last summer.

Kempe said the sale price for 180 South Main St. was $500,000 below the initial asking price. The building was listed by CB Richard Ellis New England.

The seller of the building is listed at Mako Associates LLC, an investment group that included partners of the law firm but not the firm itself.

The State Properties Committee, which Kempe said has already reviewed the deal in private, meets today to give final approval.
