Closed Sam’s Club on Route 2 listed for $10M

WARWICK – The former Sam’s Club retail store on Route 2 in Warwick recently was listed by CB Richard Ellis New England, with an asking price of $10 million.
The facility is being marketed as Class A flex space, meaning it could be used for retail, office or distribution purposes, according to listing agent Tom Barry, a vice president at CB Richard Ellis.
The building, at 25 Pace Blvd., has 115,500 square feet of building space and sits on nine acres. The office area within the space is 2,300 square feet and the facility has four loading docks. It was built in 2012, according to the listing.
The property is getting interest but remains on the market. It is in a highly visible and well-traveled area, according to Barry, with approximately 45,000 cars a day passing by.
Sam’s Club closed in Warwick in early February 2012 as part of a companywide closure of stores. It is a membership club owned by Wal-Mart.
