Commercial space being marketed at American Tourister mill

WARREN – The marketing of commercial space has begun at the newly renovated American Tourister mill, where 62,000 square feet in office, retail and restaurant suites is available.
Some of the newly completed spaces on the first floor of the 99 Main St. building have water views looking out to Narragansett Bay.
The former factory is owned by Manchester, N.H.-based Brady Sullivan Properties. Its current major tenant, Pure Haven Essentials, occupies 20,000 square feet in a separate building on the property.
In separate spaces, the mill has sufficient room for as many as 10 or more offices, as well as a restaurant site overlooking the Barrington and Warren rivers.
The perimeter of the first floor of the three-story mill is now ready for individual office and business build-outs, according to Mike Giuttari, president and founder of MG Commercial Real Estate, which is handling the leasing. The interior is a 300-space parking garage.
The historic factory building provides for high ceilings, large windows and original flooring, Giuttari said.
The demand for the apartments, which range in size from one to five bedrooms, is keen, he said. He was informed by the owner that a waiting list has formed for the 290 units located in the mill. The top floor, on completion, will include 18 penthouse apartments.
The units are expected to be completed in the spring.
The second floor will include the remainder of the apartments, while the first-floor interior is dedicated to building parking.
Interest in the commercial leases is strong and there is a focus on leasing the restaurant space soon, Guittari said. He met with three potential tenants on Thursday.
