Holly House sells for $2.75M in Newport

NEWPORT – One of Newport’s great houses, “Holly House,” sold last week for $2.75 million, according to Lila Delman Real Estate International, which represented the seller.

The house, at 11 Berkeley Ave., sold for a price that is the second-highest in Newport so far this year. The three-story home sits on an elegant estate of almost 1 acre, with mature trees and a sweeping lawn. It was built in 1900.

It has 5,000 square feet of living space. The eight-bedroom house has six fireplaces, a grand entry hall and a separate guest cottage.

According to Newport property records, the house was owned by Carol C. Ballard, of Houston, until December 2016. On Dec. 28, Ballard sold the property to Alice Ross for $2.35 million.

On Feb. 17, Ross sold the property to two trustees for $2.75 million. The new owners are William W. Hallowell, trustee of the William W. Hallowell Revocable Living Trust, and Lauren P. Flaherty, trustee of the Lauren P. Flaherty Revocable Living Trust. Each has a 50 percent share.

In 2015, the property was assessed at $1.5 million. Newport will have another statistical revaluation in 2017, according to the Vision Government Solutions website.
