PROVIDENCE – Rhode Island posted New England’s highest year-over-year gains in single-family and condominium transactions in July, according to data released Monday by Re/Max of New England.

Transactions rose 34.4 percent in the Ocean State in July to 1,263 units, compared with 940 units in July 2012. The median home price rose 4 percent, from $200,000 to $208,000, while pending sales increased 30.3 percent, from 881 to 1,148. Rhode Island had the lowest reported median price in New England.

Across New England, sales increased 22.7 percent from July 2012 to July of this year.

Massachusetts saw total transactions rise 20.7 percent over the year, from 6,414 units to 7,743 units. The Bay State posted the second-highest increase in median price, rising from $317,000 to $337,500, an increase of 6.5 percent compared with New Hampshire’s 10.4 percent jump.

The Re/Max report did not include data from Maine.
