Home sales rise, prices fall in Bristol County, Mass., in Feb.

HOME AND CONDO sales rose in February in Bristol County, Mass. as home prices fell, The Warren Group said Tuesday.

BOSTON – Single-family home sales in Bristol County, Mass. rose 13 percent in February compared with the same period the previous year, The Warren Group said Tuesday.

The real estate data firm reported 177 houses sold in the county last month, up from 156 in February 2012.

Despite the solid sales volume, the median price of Bristol County houses dropped 3 percent year over year in February.

The median price of Bristol County houses sold last month was $209,700, compared with $220,000 in February 2012.

Statewide, single-family home sales dropped 5 percent in Massachusetts in February, the first monthly year-over-year sales decline in 14 months.

“Two factors caused this modest drop in February: low inventory and a comparison with a strong previous year of sales,” said The Warren Group CEO Timothy M. Warren Jr. “Even so, I'm still hopeful for a strong spring market. As more sellers list their homes in the spring, activity will pick back up.”

In other areas of the market, Bristol County condominium sales rose 7 percent in February compared with the same period in 2012.

There were 29 condominiums sold in February, up from 27 last February.

The median price of Bristol County condominiums sold in February was $150,000, a 3 percent increase from the same time last year.
