BOSTON – Helped by milder weather, Massachusetts single-family home sales climbed more than 25 percent in January to 3,422 compared with 2,736 a year ago, The Warren Group, publisher of Banker & Tradesman, said Tuesday.
The median sale price decreased during the same time period, however, to $320,000 from $321,550.
“As expected, the number of sales rose year over year in January; the weather was much more conducive to doing business than last year at this time,” Cassidy Murphy, editorial director of The Warren Group, said in a statement. “With a solid close to the market last month and the spring market just around the corner, 2016 is starting off strong.”

Condominium sales in January rose 29 percent to 1,330 from 1,031 in January 2015, but the median condo price in the Bay State decreased 3 percent to $290,875 from $299,999 last year.

Bristol County mirrored statewide trends in the number of single-family homes and condominiums sold in January compared with a year ago. Single-family home sales in Bristol County rose 62 percent, to 264 from 163, and condo sales jumped 233 percent, to 60 from 18.
Bristol County’s median single-family home price increased 2.4 percent, to $255,000 from $249,000, while condos saw a 29 percent drop in median price, to $181,000 from $255,000.
