Mass. single-family home sales rise nearly 17% in December

BOSTON – Massachusetts had the highest number of single-family home sales in December since 2004, The Warren Group, publisher of Banker & Tradesman, said Wednesday.
The Bay State had 4,913 sales, a 16.6 percent increase compared with December 2014, when 4,214 single-family homes were sold. Bristol County reported a 10.3 percent increase in single-family home sales last month, to 118 from 107 in December 2014.
Statewide, single-family home sales climbed 10.5 percent last year to 54,523 compared with 49,327 in 2014. Bristol County also saw its number of single-family home sales climb, nearly 9 percent for the year, to 1,252 compared with 1,152.
In a news release, the Warren Group said sales “took off like a rocket” in June, kicking off seven consecutive months of double-digit sales growth.

“The weather played a major part in delaying the market early in the year,” Tim Warren Jr., CEO of The Warren Group, said in a statement. “But the market stayed strong all the way through December because the region’s economy is very strong. Buyers felt confident in their futures, and sellers finally saw the value of their homes return to near-peak levels in many parts of the state.”

The median sales price in the state for a single-family home in December was $335,000, a 4.7 percent increase from December 2014’s median of $320,000. For all of 2015, the median price for a single-family home was $340,000, a 3 percent increase from the previous year’s median of $330,000. The median sales price for a single-family home in Bristol County grew 8.7 percent in December to $257,500, and 2.9 percent for the year to $257,250.

There were 1,948 condominium sales statewide in December, a 22.7 percent jump from 1,588 sales the year before. For the year, there were 22,098 condo sales, a 7.3 percent increase from 2014 when there were 20,598 sales.
In Bristol County, condo sales jumped 76.4 percent to 60 in December from 34 in December 2014, but fell over the year by 1.6 percent, to 624 from 634.

The median condo price statewide was $314,110 in December, a 1.5 percent rise from December 2014’s median of $309,500. The median price for a condo last year was $316,810, a 2.2 percent hike from 2014’s median price of $310,000. The median sale price last year in Bristol County also increased 6.3 percent, to $185,000 from $174,000, but was significantly lower than the statewide median price, The Warren Group said.
