Massachusetts home sales soar in April

BOSTON – Single-family home sales jumped 34.7 percent in April to 4,278 – the best percentage gain in four years, The Warren Group said Tuesday.
“Sales are soaring,” Timothy M. Warren Jr., CEO of The Warren Group, said in a statement. “April’s percentage gain is the best of any month in four years, and we have to go back to 2005 to find any April with more homes sold. Buyers are out in force while prices remain below their peak in many communities. And threats of rising interest rates are pushing everyone to close their deals soon.”
Bristol County single-family home sales were even higher, climbing 58.9 percent to 332 in April, and the median sale price increased 6.3 percent to $255,000.
Year to date, single-family home sales statewide rose 31.1 percent to 14,257 compared with 10,876 sold during the same time last year. Bristol County’s year-to-date sales climbed nearly 65 percent to 1,164 from 706.
The median sale price of a single-family home in Massachusetts in April increased 3.9 percent to $336,850 from $324,250 last year. Year-to-date prices remained relatively flat, with a median sale price of $320,000, a decrease of 0.3 percent from the same period in 2015.
Condominium sales statewide rose 18.6 percent, with 1,722 condos sold in April compared with 1,452 sold in April 2015. This marked the 11th consecutive month of increases in condo sales. Year-to-date, condo sales increased 23.8 percent to 5,699 condos sold compared with 4,604 in last year.

The median condo price increased 7.9 percent to $321,000 compared with $297,250 a year ago.

Bristol County condo sales also increased, climbing 51.1 percent, to 68 from 45. The median sale price for condos in Bristol County in April improved 8.5 percent to $189,950 from $175,000.
