RE/MAX Cityside’s Longtin receives CoStar award

Julie Longtin, owner of RE/MAX Cityside, was recently named a 2012 CoStar Power Broker by CoStar Group. Longtin qualified as one of the top commercial brokers in Providence based on the total sales transactions she closed during the year, which include multimillion-dollar transactions of multiple real estate portfolios located on the East Side and West End of Providence. These portfolios consisted of 67 apartment rental units, three parking lots and two vacant lots. Longtin was evaluated against other commercial real estate brokers active in the region by CoStar Group.

PBN: Can you tell us a little about your award and why you received it?
LONGTIN: [I was] named a 2012 CoStar Power Broker by CoStar Group Inc. commercial real estate’s national leading Internet provider of information, analytics and marketing services. This annual award recognizes distinguished professionals in commercial real estate brokerage by highlighting the achievements of the U.S. firms and individual brokers who closed the highest transaction volumes in commercial property sales or leases in 2012 in their respective markets. The principal broker of RE/MAX Cityside Armistead Covington and I were the only female recipients in the Providence Commercial market for 2012. RE/MAX Cityside was also named as a company.

PBN: What are some of the challenges associated with selling commercial real estate and how do you work through them?
LONGTIN: The commercial real estate market in Rhode Island is dominated by a limited amount of individual companies which largely do not belong to the Realtor organizations, Statewide MLS services, which govern a separate methodology of ethical codes and standardized contracts. These organizations are very successful and often capture a large portion of the commercial real estate and larger buildings and structures historically. Our strategy in opening RE/MAX Cityside two years ago was to cross pollinate both markets.

PBN: Any tips on interacting with clients?
LONGTIN: I see myself as a consultant to the client. I work for them. My job is to educate, guide and market their real estate to the best the market will allow. Every client has difference needs, desires and goals. The objective is to identify the particular goals of the client and develop an effective, real strategy to achieve their goals. •
