Proposed student apartment project for former I-195 land in Providence grows bigger

PROVIDENCE – The first development proposed for the former I-195 land just got a little bigger.
Friendship & Clifford LLC, which proposes to construct a six-floor student apartment building in a “suite-style” format, between Clifford, Friendship, Chestnut and Richmond streets, announced Monday it will also purchase a .24-acre adjoining site on the corner of Richmond and Friendship, according to a spokeswoman for the I-195 Redevelopment District Commission.
The second property now holds a building with two nightclubs, and a small surface lot, said Dyana Koelsch, a spokeswoman for the commission. Once removed, the additional land will allow Friendship & Clifford LLC to add more retail space as well as market-rate efficiency and one-bedroom apartments to its development plan.
A purchase and sale agreement has been reached with the property owner, the company reported. The proposed price was not disclosed, Koelsch said.
The negotiated purchase price for the 1.25-acre original parcel was $2.7 million. The developer plans to have the building opened by September 2017.
News of the larger footprint came in a design review subcommittee meeting Monday, in which the architect for Friendship & Clifford unveiled a preliminary design for the building. The company is a joint venture between Dallas-based Lincoln Property Co. and Phoenix Property Co.
