PAWTUCKET – Three real estate developers have responded to a city request for qualifications to find a credible partner to work with on the redevelopment of the 7.4-acre vacant lot at 45 Division St. south of the new Pawtucket River Bridge.
Apex Development Co. of Pawtucket, Tai-O Group of Central Falls and Peregrine Group of East Providence each submitted an application outlining relevant development experience and expressing their interest in the project, but the companies did not offer any specific proposals for what might be done with the property, which is part of the city’s renewed effort to improve the waterfront.
Following the receipt of the responses in late January, Pawtucket’s Department of Planning and Redevelopment recommended to the city council that the city request a full proposal from each of the three developers.
Planning Director Barney S. Heath told Providence Business News a city council committee is expected to review the request for qualifications responses this week.
General Motors Corp. donated the Division Street lot, formerly the site of a car dealership, to the city of Pawtucket in 2000, and previous attempts to redevelop the property as a hotel have been unsuccessful.
Apex Development Co.’s portfolio of development projects includes Liberty Wharf on the Boston Harbor waterfront and the Charlesbank residential complex in Watertown, Mass. Tai-O Group developed the former Carol Cable Mill at 249 Roosevelt Ave. in Pawtucket, and Peregrine Group was involved in the development of the Rumford Center in East Providence and the Parkside on Adams rental apartment complex in Boston.
